Figuring in property tax for true analysis

Hi BP family. I have been working with the calculators on BP but am having trouble finding the numbers to use to get a true analysis. When it comes to property taxes, on any of the real estate sites, It gives a monthly tax amounts in the calculations section that don't relate true to the tax history shown. I'm looking at a property that shows the tax history for 2017 was $11,429 but the calculation section states the property tax would be $134 per month. That would make the taxes $1,608 for the year. Way off from what is presented as the yearly tax for 2017.

I am seeing this discrepancy on nearly every property I look at on every different site I research on. Where can I find a true number to use in the BP calculators to analyze deals? I also notice that the tax amount will change on those websites if you change your purchase price. If the tax is based off an assessed price and not the purchase price, why would it change? This is a confusion that is making it hard to believe if I am getting correct analysis of properties. A lot of numbers I run are seeming far off from what could be a true assessment of value

1) use any website (zillow, redfin, trulia) to get the property's PIN.

2) then go to the county's tax assessor/website

3) enter the PIN

4) you now have access to the tax history. its public info

@Ibn Abney I appreciate the reply. Do you know have any tips of knowing roughly what a property value would be after repairs and such? Are these just guesses?

@Christian Cody ARV for properties 1-4 units is based on local comps. Look at local transactions: notice finishes, price per sq ft, location, school district, walking score, crime, etc.

Properties 5+ units ARV is based on NOI.
