Where to buy in Kern county?

Question

Hey everyone, I’m thinking of buying a duplex in or around the Bakersfield CA area to hold long term. I was wondering if anyone had any words of advice or suggestions on a specific area. Anything helps and thank you in advance.

@Brian Caudill I think that purchasing in Bakersfield for the long term is a good idea.  There is so much development going on with the Hard Rock hotel and Casino, the Amazon facility, the Walmart distribution facility, Target distribution facility, and many other development projects as well.  If you are looking for cash flow, like @Gene Hacker said, it would be best to go into the lower income areas (lower income doesn't necessarily mean warzone neighborhoods either).  If you are looking for appreciation, there is actually a larger appreciation over the long term in the B and C properties here in town.  If you have any further questions, you can see some of my previous posts on Bakersfield as well, or you can feel free to PM me as well!

@Brian Caudill, I have rentals and I have done a few rehab/flips in the past.  Right now I am in escrow on two homes.  One I plan on holding as a long term rental.  The second I plan on doing a light rehab and selling it retail.  I have a third that I am hoping will work out.

I agree with @Gene Hacker completely with regard to the areas, etc. Inventory is still down, but there are still deals to be had.

Thank you for the reply, I was looking at the 93308 area. I feel like that’s a decent place to get started, not the greatest area but most tenants I feel will be long term. You only rent in the Kern Valley river area?

@Brian Caudill, I personally hold rentals in the Kern River Valley but I work with a lot of investors in Bakersfield doing inspections.  I see investors buying in many areas of town.  Some want the higher cash flows that are possible from the lower end areas where others buy in the NW and SW with hopes of attracting better tenants which could make for easier management.  There are definitely opportunities in different areas depending on what strategy you are pursuing. As far as sharing contact info you can click on the user names and send an invite to connect. There are also local networking events that are a great way to meet other local investors.  Right now we are meeting on Zoom because of Covid but hopefully things will return back to normal in time and we can meet in person again.
