Multi family vs. Single family

I’m a new investor in Md. Recently Pre-approved for a home loan and currently home shopping. Want to house hack and find a multi family unit to house hack but have a wife and two small children so I’m contemplating purchasing a single family with an in-law suite. Any suggestions?

 Multifamily is generally pretty rare in the DC area. Only 200 legal ones sell on average every year.

Inlaw suite/ADU laws vary by county. Montgomery, DC, and Arlington are generally ok with these if they meet the regulations. Fairfax and PG not so much. Alexandria has some hearings on it going on currently.
