What are your thoughts on Edinburg, Texas?

Hi BP Fam!  I am investing out of state and I am looking at Texas (like everyone else - I know).  What are your thoughts on Edinburg Texas?  When I run the numbers there they make sense, but I dont know much about the area.  Is anyone else investing in Edinburg?  Let me know what you think.

@Elin Trinh I love Edinburg it’s a great city. It has a large public medical school. Have seven long-term rentals in one short term rental there.
