Buying Property of Absentee Owner

Hey guys,

I was driving around my neighborhood when I found a run-down property. I looked it up on the county site and found out that the owner had a judgement against them personally and is from IL. A lien has been placed on the property. How would you suggest going about trying to buy this house? I was thinking of either mailing the owner directly or knocking on the neighbor’s door to see if they know anything and have any sort of contact.

I don’t know much about judgements or liens, and I’ve never bought an investment property before but this looks like a good one. What should be my next step?

Abigail - I'd first look to knock on the door of the house to see if anyones there, if not, knock on the neighbors doors and ask them what they know about the property and if they could put you in contact with the owner.  If no success getting in contact with the owner there, then send a letter to the mailing address and try skip tracking the owners phone number and give them a call to see if they'd consider selling.
