Investment Analysis Group -Denver Metro Area

I am starting up a small group for investors to analyze and discuss properties with the intention of developing our property analysis skills together. Each month a designated member will select a property to review. We will each produce an investment analysis worksheet for the selected house (we can decide on the format at the first meeting) and review the worksheets with the group at our monthly meeting. I am a local Real Estate Agent/Investor so I will set up a showing for us at the property (when in the area) so we can see it firsthand to come up with the most accurate numbers. For the Fall and Winter months we will focus on Denver, Colorado Springs and Pueblo when the housing market is the slowest (best time to invest). For the Spring and Summer, we can branch out and find other hot markets throughout the U.S. We will also revisit the properties as they sell to compare the outcome to our numbers.
