Presidential Biden has rolled out his proposed tax plan with two major pillars that will impact real estate:
1) Elimination of the 1031 exchange provision
2) Elimination of long term capital gains.

Hi Joe, I work in the wholesale market exclusively and have my RE license. My issue is with the lack of knowledge some in the business have and how it is causing regulators to crack down because of poor execution of contracts and how sellers are effected. The myriad of internet coaches trying to sell the get rich quick wholesale method and it is saturating the market with yahoo's. Regulate and thin the herd or just better education in the REI wholesale market.

Chris, loaded questions and hot topic! My main concern with the process is under trained get rich quick people trying to work deals that effect peoples lives (like fb wholesaler, you mention). Require a RE license and even a separate wholesale license that can be revoked, we are going to start to see more regulation like in Nebraska.

First congrats on taking the first steps, but please consider any real estate investment a risk. Meaning, have back up funds especially NOW. With the market slowing you could have a listing that doesn't sell as quickly as you hope. One month on the market can cost you +3k. One bad sewer scope or a contractor that does not pull a permit and you get red flagged...multiple that x 5. Or if its a rental, one unit falls behind and a CAPX comes up....just saying: It is not all HGTV, its a grid and a learning process. Be smart and do your due diligence! You are on a great community here that can help, start looking for investors and save!
