FHA assumption question

I'm looking to purchase and owner occupy in a particular neighborhood, and wanted to assume a mortgage at a lower rate. What is the best site/resource that show which homes FHA or VA loans in a very small, specific area?

Also, is it possible to assume an FHA mortgage if you already have one? No, the new FHA assumption is not father than 50 miles away from the first.

All fha loans issued in the last 20 years or so are assumable.
@Michael Bridgett if you have now, and don’t meet the few exceptions, no you can not assume another fha.
