How to find Private Lenders

Hi im looking to scale my RE portfolio. I've been wanting to raise capital but its not easy finding lenders. How should I best find private lenders who would offer 8% annualized with payment after?

A better question might be, how do I find properties that meet my goals using realistic
private lender rates and terms?

If you require an 8% APR to make a deal work, you don’t have a deal.  If the payments must be deferred, consider that you might be undercapitalized.

You are better off searching those terms with family or friends.

If you can find 8% private money then you should broker it out for like 12% and make the spread.

There are savings accounts that offer 5% right now. A PML would likely need at least 10% for it to be worthwhile.

That would be a family and friends type of loan that you're looking for . A bank would ask for 20-30% down on the purchase and would provide 100% of financing of the construction . Average rates 12-15%
