Creative financing advice

I’ve been approached by a lady to buy and estate for 65,000, the zestimate says it’s worth 180,000. I’d like to buy and flip this house over the winter. However I don’t have the cash to do this. If anyone has any advice on creative financing, I’d appreciate it. Thanks

    like others have said there are 100% funding options if you have experience in the same area with a 720+ (sometimes less) FICO. We do this for our clients. It's a good option.
