Deals that “work” on paper aren’t always getting approved.

Usually because: Rent assumptions are too aggressive, DSCR is too tight , No real margin for error

The deals getting through: Strong cash flow , Realistic expense ratios , Clean exit strategy, The lending environment has definitely changed.
