A lot of investors are still hyper-focused on rates.

But honestly, I’m seeing structure matter more than rate right now.

A slightly higher rate with:

• Better flexibility
• Lower cash into the deal
• Cleaner exit

…can outperform a “cheap” loan that traps capital.

The strongest investors I work with focus heavily on optionality.
