Conventional still has a place, but for a lot of investors it creates friction:

Some additional reasons to go DSCR vs Conventional Financing:- obviously can avoid DTI issues- often times cheaper than conventional loans- Can close in an LLC- can do less down on 2-4 units- can do a cashout refi with no seasoning of property ownerhip (vs 6 months for conventional)- can do a cashout refi with no seasoning of the underlying loan (vs 12 months for conentional)- can avoid reporting to credit (bit not universal is a big misconception)- can do interest only payments - can have no reserve requirements (depending on the lender)- can add in asset depletion to help qualify (only a handful of lenders)- can close quicker than conventional (usually not for the cheapest lenders tho)- can overcome BKs, Foreclosure, Deed In Lieu "cooling off period" that conventional requiresEnd of the day, more flexible!  One is not better than the other, but there is usually a "best for your situation".

More and and more investors are using DSCR loans since you can often get the same result with less of a hassle of the paperwork of a conventional loan process. There are also 30 year fixed loan terms. Options vary by lender.

DSCR loans are often helpful in the BRRRR process as there is a shorter seasoning or waiting period required between transactions so it allows an investor to pull out the cash from the new appraised value more quickly for new projects.

DSCR loans allow investors to scale more quickly since the loans are underwritten based on the actual or projected rental income instead of a borrower's personal income or debt to income (DTI) ratios. They are also easier to qualify for business owners or for investors who don't have a typical W2 position.

Investors like that they get the ease and also the ability to increase their net worth without the limitations of DTI ratios.
