Georgia Seller Financing

Hello all...

I'm looking for a state where I can do seller financing to a purchaser and ... if it doesn't work out - a foreclosure process that doesn't take years to process ... like New York. I like Georgia but need to find out the specifics needed and time elements to perform a foreclosure when all else fails. 

I plan to use an RMLO to do every deal and want to hold the notes at least 5 years.
