3.5% down on owner occupied 4 unit?

I'm having a hard time finding financing for an owner-occupied four unit (two duplexes on one tax ID). I've contacted a half-dozen lenders who say no or 15-25% down required. I'm looking for 3.5 or 5% down, and being able to count income to qualify from the 3 other units. Point me in the right direction . . .
