Are FHA loans considered conventional or nonconventional

Newbie here. I am interested in buying a duplex. The realtor said they are only accepting conventional loans. I want to use an FHA loan since this will be my first property. Are FHA loans considered conventional? Are there any conventional loans that provide a lower down payment like an FHA?
