When you purchase a property with a tenant currently living there do they need to sign your lease agreement even if the rent remains the same? What about if you’re planning on raising rent price when you purchase?

Hello everyone. I’m new to this and don’t know all the ins and outs and rules of everything. How late can you back out of an offer on a property? Can you put and offer on a house, have it accepted, then do an inspection and back out after that? Or is there some sort of fees that you have to pay if you do that?

Newbie here. I am interested in buying a duplex. The realtor said they are only accepting conventional loans. I want to use an FHA loan since this will be my first property. Are FHA loans considered conventional? Are there any conventional loans that provide a lower down payment like an FHA?

Can you drug test a potential tenant during the screening process?
