5% down for owner occupied small multi?

I was wondering if there are any 5% down loans for owner occupant small multi family properties? 2-4 units. (Non fha or VA)

I know the home possible is still around, but unfortunately there are income requirements.

Anybody know if this loan exists? Thanks!
