Subject to mortgage deals

Hello,

our company is interested in subject to deals,we would like to invest directly, but also to finance such investors in subject to deals either as coowner by equity or as hard money lender as debt to the investor, who acquires a subject to deal. Or even both partly as equity investment, partly as debt loan. Could you navigate me further how to look up finding such coinvestors?
