Anyone have an opinion on Owner financing from the seller's perspective when the seller has a mortgage on the property?

First question as a seller I ask is, why would you seller finance? Holding a note is a very illiquid asset which most likely if you need the money you will need to sell the note to a note investor like myself who would offer a signficant discount

If you have a mortgage on property and you sell via seller finance - can you afford wherever you are living and this mortgage if the borrower defaults?
