Looking for creative lending solutions

Looking for some assistance for long term lending on multifamily deal where the seller can hold a second position seller finance note. Any suggestions? Best I've found is a bridge loan but looking for something cheaper and no need to refi. 

Talking about 24 units in Fayetteville, NC. Purchase price a little above $2M - seller willing to be in the second position to be equal to my down payment for the properties (6 quad plexes). Wondering what options I have!
