Creative financing options

Hey BP, I have a family member that wants to sell their house. Owes approx 80k property is worth 500k. The house is near a casino and was thinking about doing a STR. What would be the best way to structure this deal so that they can get some money to payoff another property and pay off the remaining balance By splitting the profit of the STR. Would like to keep low rate if possible. Thank you. Also if anyone has experience with STR near casinos I'd be open to input too. First STR
