What’s a sellers motivation to agree to seller financing? What does the buyer offer in this scenario that is different from a typical transaction?

When a seller is offering it, the reasons could be the property needs repair and may not allow for conventional financiing. The other is they may have a large capital gains tax that they may want to defer (which you can do wth seller financing). Some times the seller may also be able to get a little bit more for the property.
