Getting financed after selling your Investment

Hey everyone I feel that I have bumped into situation and this is how it goes, I ended up selling my duplex Investment (cash) closing still hasn't taken effect it is in process as of now I figured I'd use the finalize contract to show proof of funds and start getting Preapproved for my next investment which is a four Plex. Now this is when it becomes a little difficult I'm trying to get approved for FHA Loan with the 3.5% down and it comes down to my credit being a little beat up I have enough for the down payment and Income to debt ratio is pretty high. Hardmoney lenders requiring too much of a down payment and trying to bring in a Cosigner does not look like is going happening.
