Financing a mobile home without a title

I’m looking to purchase s mobile home on a piece of land that’s currently a room rental house. I would rent it out as 4 bedrooms but the home has no title. What’re my financing options when going to a lender for a loan?

@Cody Godfrey I’m currently doing the same. Your state will give you guidelines on obtaining a title. I had to order a VIN plate for the MH, have it inspected and wait about two weeks for the title to arrive. Wasn’t a lot of work at all. Good luck on it!
