Need financing!!

Ok, I'm in a pickle. I have numerous potential deals, I have set up a pretty solid team, I have good credit, but I have not been able to set up any private lenders and I keep finding bad reviews online about a lot of the hard money lenders. I have some capital available, but not enough to get a deal done. I am preamp proved for a mortgage. I'm trying to get my first deal start to start building my credibility package. Does anybody have any suggestions on where to start? Thanks in advance

Jason Wiles, if you have conventional financing, use that. If you can make a conventional mortgage work for you, there is no reason to use hard money. Conventional is way cheaper.

But if you can't, then go to your local REIA and ask other investors for references on hard money lenders. Some are disreputable, as you are seeing with bad reviews online. But all are not. And the best way to find the ones who are not, is word of mouth. I think GAREIA has an augusta meeting. Anyway google georgia reia and augusta reia. You should be able to find some contacts to help you.
