I am looking into a mobile home deal. I would like to know what the community thinks the value would be.

12 older mobile homes (single wides) on individual lots.

3 vacant lots (potential to put new homes on it)

tax value on the lots is around 5K each

all homes "should rent for $400-500.

What do you think i should pay as a cash value?

I use tile in any "wet" areas and the entrance ways. I still carpet the rest. I use sherwin williams flooring and get the carpet and pad for about $1 - $1.50 sqft. It is good carpet and cleans easy.

I am looking to host a meetup towards the end of May. It will most likely be on a Saturday [DETAILS REMOVED] in Evans GA. I am sending out feelers to try and get a count of how many people will be showing up. It will not be a sales pitch of any kind. It is just a meet and greet for all of us like-minded people to network. Please bring your business card and any questions you may have. All are welcome and the more the merrier.

@Anthony Dooley , I am not able to replace any of them. If I have to remove on then it will have to be destroyed on site. The zoning has changed but everything is grandfathered in.

@Account Closed , I agree, 2k monthly is great on 30K but the trailers are in pretty rough shape and I cant allow myself to rent anything that I would not be able to live in, They pretty much need total gutting.

Hello everybody and thanks in advanced for any assistance. please let me know what you think.

Lot with 5 mobile homes on it.

two are rented for a total of $600.

The other three need lots of work.

the asking price is $30K

it is in a higher demand area with good schools

I will not be allowed to put new homes on the property

after fixing up the mobile homes I believe I can get $400 for 4 of the trailers and $500 for the other one.

I think it will take about $10k to fix each of the trailers to MY standard of rental.

What do all of you think? Should I do the deal and if so what types of terms should I shoot for?
