Urgent Need of Portfolio Loan

Under contract in a 1031 exchange for two replacement properties, and also have another property on a hard money loan. Would like to get a portfolio loan to finance all properties.

1. Property one is in Alabama, carrying a note of $190k, app market value is $325k.

2. Duplex in OH, $105k, have 20%-25% down (1031 replacement property).

3. Four-plex in OH, $165k, have 20%-25% down (1031 replacement property).

Please only respond if you can help, and with reasonable offers; not interested in Hard Money unless it's with an APR less than 8%.
