Under contract in a 1031 exchange for two replacement properties, and also have another property on a hard money loan. Would like to get a portfolio loan to finance all properties.
1. Property one is in Alabama, carrying a note of $190k, app market value is $325k.
2. Duplex in OH, $105k, have 20%-25% down (1031 replacement property).
3. Four-plex in OH, $165k, have 20%-25% down (1031 replacement property).
Please only respond if you can help, and with reasonable offers; not interested in Hard Money unless it's with an APR less than 8%.

We're not going to directly market to nursing students, but certainly something we're keeping in the back pocket as an option. The current tenants have been long term, but one of the units is a studio apartment and would be perfect to be rented to a nursing student during the school year (we're considering using it ourselves as a vacation unit, so we'd rent it out furnished).

Our (Konalynn RE, LLC) first property; already looking for the next :)
What made you interested in investing in this type of deal?
Wanted multi-family to spread risk over more doors. Visited the town and fell in love.
How did you find this deal and how did you negotiate it?
Found it by driving around town off season looking at multiple listings. Made a low ball offer considering days on market, and the estimated restorations costs.
How did you finance this deal?
Hard money, to be refinanced later this year.
How did you add value to the deal?
Complete renovations!

I have found an opportunity to acquire a property in decent condition, that could be slightly remodeled to house 4-5 students (close to a nursing school). Any pointers or advice on the subject? Anybody else try to enter a market in this fashion? I tried to search the Forum but couldn't find anything...
