Passive income via turnkey properties

I am really interested in flips and have been learning about them for a few months. However, I'm looking a bit ahead when I will have access to rollover IRA assets that might be employed in a passive income scenario while also providing overall diversity to my entire retirement program.

Can anyone suggest a book or website where I can learn more about this topic?
