WASHINGTON STATE Wholesaling Laws

Hello BP my name is Dakota I'm looking to move to Washington state as mentioned above. I've wholesaled in Texas for while now and want to continue so up there. I contacted a attorney and sent up my contracts to be looked at and have changes done to bring them to Washington standards. She called me back saying my contract wouldn't work and Washington has the strictest laws when it comes to wholesaling. She said I would need to have these 3 licenses. Real estate license, contractor license,and loan originator license. Is this true? Can someone from Washington please help me understand this process better. If someone has any contracts they use up there and would be willing to share I'd apperciate it very much!! She said she could give me some basic contracts but her firm probably wouldn't let me do closings with them do to the fact that I don't have these licenses.

I'm looking in Spokane area if that helps anyone.

@Account Closed, different attorneys will have different opinions. There are always right and wrong ways to do these things. It does seem Washington state has been making a point of making examples out of wholesalers lately. I am happy to chat more with you directly.  Rob Rowley is one highly respected attorney that many investors in the area work with, and he has some articles on his website that you may find helpful.
