Finding issue on the closing day

On the day of closing ( today ) final walk through, my investor friend found that the property he is going to close got minor water leakage in the kitchen. My friend has asked the seller to fix the issue, and sent an amendment postponing the closing date. The seller had signed the closing documents first thing in the morning, and my friend has not signed the closing documents yet. But the seller is not responding/counter to the amendment which we sent. Today is the closing date.

We don't know why the seller would not respond to it. By midnight, If the seller has not respond to it, will the buyer loose the property? and Can the seller get into a contract with other buyer? Thoughts?
