@Mohammad Khan - In addition to other members highlighted, i would spend couple of $100 and show it to a foundation specialist, also get a quote to repair it. Use the quote and negotiate with the seller.

Post: Finding issue on the closing day

On the day of closing ( today ) final walk through, my investor friend found that the property he is going to close got minor water leakage in the kitchen. My friend has asked the seller to fix the issue, and sent an amendment postponing the closing date. The seller had signed the closing documents first thing in the morning, and my friend has not signed the closing documents yet. But the seller is not responding/counter to the amendment which we sent. Today is the closing date.

We don't know why the seller would not respond to it. By midnight, If the seller has not respond to it, will the buyer loose the property? and Can the seller get into a contract with other buyer? Thoughts?

@Jorge Avitia Tenant pays all the utilities including but not limited to Water, Electricity, Gas, Internet, Garbage, Phone etc.. You can put the same in the lease clause. You can do the same for the lawn as well. However, i have seen some landlord does the Lawn maintenance by engaging their own lawn maintenance contractor, and bundle this as part of the monthly rent. This strategy would allow to keep an eye on the property through their know lawn maintenance contractor on behalf of the landlord. 

Mayfield Ranch is good. Vista Oaks which is next to it,, is also good.

Thanks @Neil Narayan ... i was scratching my head, why Austin was not there in the list. 2019-2020 has been a crazy appreciation year in Austin, TX.

@Jorge Avitia If i were you, i would put the current home for rent and get some around cashflow and not sell it. I know its seller market now, but i strongly believe the market is too hot now and you can build some more appreciation ( knowing Tesla is moving and Amazon warehouse extension ). 

Regarding the rental attract - I would agree, its not the tech crowd. I think it's more of Amazon warehouse employees ???. 

Go to zillow --> pick "Rent" option and put your property address and see in the map how many rental properties are there around your property, and save those properties and keep an eye on those. This would give some idea on days it would take to fill a tenant. 

Appraiser "living area" came out 70+ sq. ft. less than the County/MLS living area for a home with 2600+ sq.ft. My understanding is that MLS picks the sq.ft. from the County record.

Is this common ? Can we legally win the case if the Seller does not want to reduce the price based on the appraised sq.ft. ?

@Nadir M.  Since the tenant make the rental payment,  Zillow takes 7 days for the monthly rental amount to appear in your Bank account. I would not use Zillow for the rental payments. I would go for Zelle or Paypal for the monthly rental payments.
