@Juan Alvarez - If possible, ask for maintenance repair logs/requests for the last 2 years. If the property is managed by a property management, they would easily export and share it with the potential buyer. Good luck with your next steps.

I have not... IMHO, you probably would not get cashflow, you would be lucky if you can just get break even. In this market, you could get cash flow in duplex, triplex or fourplex or value-added ( buy and rehab or add new Bedroom etc.. ) on SFH or off market purchase. I would like to hear from others opinion.

@Kumar Gaurav - Yes, you have buy fresh new title insurance and you cannot leverage the one from the previous financing/lender. Also, if you go back to the same company i have not seen any significant savings.

@Laurie Wang Round Rock, Pflugerville, George Town are having new constructions, but it's very hard to get one for the investors. I have seen some builders they gave few in the very early stages of the construction. That too they would not give what we want, they also give the non-sellable ones to the investors. Sometimes it's frustrating for the reason that they would not give it to investors.  I would say google... and make a list and call them. Also, connect with the local agents.

@Brandon Wine You can go to zillow rentals and put your potential property address and look for rentals available/vacancy around the property. If lot of properties are vacant and available for rental then it's not a good area for rental, and randomly select the vacant properties see a) How good is the property  at least in the photos, i know the virtual photos always don't speak for the reality b) How long this has been in the market. This would be some sense and also be specific to a particular location. Location really matters.

I would buy rental.. leverage, leverage, leverage.

Looking for "letter of intent and justification cover letter" sample template where i can put some story around why i am putting such a low offer and document the list of repairs which i have to make. And include the same as part of the offer letter. Appreciate your help ! Please let me know if anyone got such a sample or template.
