Splitting” IRAs in a separation situation NOT divorce-Solution

What is the best way "splitting" IRA in separation situation, beside early withdrawal? My husband and I are separated for almost tow years but due to complexity of our situation we are not going to get divorce pretty soon(no divorce decree),but we want to sell a property that is under our  SELF DIRECTED IRA . Any suggestion? We are 46 years old.
