Legal issue - New Property Ownership - PA

Hi everyone!

I recently took possession of a duplex in PA. We have a 30 day notice to vacate to one resident just for lease termination because we’d like him to move out so we can renovate. We also have given 2 notices and have no filed for eviction due to him ripping down a huge deck that was installed in the back yard and selling it for money. This apparently happened on the old owners watch though.. we still are trying to evict for this. The tenant also is not paying and have the signed cdc affidavit. I am requesting no money at all and just want him out.

In your opinion/experience, do we stand a decent chance of winning our hearing? We have plenty of proof, notices, etc.
