JV for flip properties

Hello.. I'm looking for flipping properties. Have spoken with lenders and most of them suggested that since I am new to this the down payment and interest rate would be on higher side. They recommend to JV with someone who has been doing it for long to get benefits. Now how can I find someone who can partner with me for some flipping projects.

Another option is to search who are cash buyers in the area
