Private funding for international properties

Hi, I'm new to this site and find it extremely helpful. I have experience in 2 BRRRs, two flips, and two house hacks. I'm an accredited investor and currently doing a house hack with my primary home and clearing about $5,000 after mortgage and expenses and have $437,000 in equity. I have another rental which I clear about $1550 per month in Central America. I was wondering if anyone provides private lending for international properties. If not, I'm looking for private lending for another home (in the US (Texas). I don't want to take out a HELOC because my interest rate is 2.3% on my primary.
