@Nina Zou I understand what you mean.  I have a title company in MI but not sure where you live.  We do have an entire department for investor transactions - double closings, land contracts, subject tos, etc.  If i can help you in MI, let me know but otherwise ask someone in your local real estate investor group who is an investor title company.  Ask multiple people to see which one is preferred by more investors.
