We're looking for $50,000 in a second lien position on an Ohio City fix and flip. We'll be all-in around $400k between the purchase, construction, and holding costs. ARV on the house is about $550k.

There’s a buildable lot behind the house that’s part of the current parcel. The surveyor already confirmed the city will approve the split because the surrounding homes follow the same layout. The lot should be worth around $100k once it’s split.

There’s also a connected townhouse literally right next door that sold for $1 million, so the area clearly supports strong new construction values.

It’s a solid project. We had an investor lined up who bailed last minute, so we’re working on a tight timeline.
