We Are Hiring a Project Manager!
We are seeking an experienced Contract Residential Construction Manager to support and oversee residential construction and renovation projects across a multi-state footprint. This is a remote, hourly position with travel to job sites as needed. The role is highly hands-on and operational, requiring direct coordination with subcontractors, local jurisdictions, and internal stakeholders.
The ideal candidate has 3 to 5 years of residential construction management experience, understands real-world construction costs, and can independently manage projects from planning through completion. Strong phone communication, the ability to read and interpret plans, and experience coordinating permits and trades are essential.
Core Responsibilities
Subcontractor and Trade Management
- Source, coordinate, and manage subcontractors and trade partners across multiple markets
- Communicate daily with trades by phone, email, and text to schedule work and resolve issues
- Review bids, verify scope coverage, and negotiate pricing based on market norms
- Manage subcontractor performance to ensure quality, schedule adherence, and cost control
Project Execution
- Review and interpret architectural plans, scopes of work, and specifications
- Ensure work is performed according to approved plans, scopes, and local code requirements
- Conduct site visits to verify progress, workmanship, and sequencing
- Identify construction issues early and implement practical solutions
Permitting and Jurisdiction Coordination
- Coordinate with local municipalities, permitting offices, and inspectors
- Track permit status, schedule inspections, and ensure timely approvals
- Address inspection comments and coordinate required corrections with trades
Budget and Cost Management
- Develop and validate project budgets based on current market pricing
- Understand and manage residential construction costs across trades and geographies
- Review invoices and pay applications for accuracy and completeness
- Identify cost overruns and recommend corrective actions
Scheduling and Reporting
- Develop and manage project schedules across multiple active projects
- Coordinate sequencing between trades to minimize downtime and delays
- Provide clear, concise updates following site visits and major milestones
- Maintain organized project records, including photos, permits, and correspondence
Communication and Accountability
- Serve as the primary construction point of contact for assigned projects
- Communicate professionally and effectively with subcontractors, inspectors, and internal team members
- Escalate issues appropriately and propose solutions
- Operate with a high level of accountability in a remote, contract environment
Required Qualifications
- 3 to 5 years of hands-on residential construction management experience
- Proven ability to manage subcontractors and multiple trades simultaneously
- Strong knowledge of residential construction methods, materials, and sequencing
- Demonstrated ability to read and interpret residential plans and scopes of work
- Working knowledge of permitting and inspection processes across multiple jurisdictions
- Practical understanding of residential construction costs and trade pricing
- Strong phone communication skills and comfort with frequent contractor coordination
- Ability to travel up to 25 percent of the time across Texas, Florida and the Southeast
- Reliable computer, phone, and internet access suitable for remote work
Preferred Qualifications
- Experience managing renovation, rehab, or value-add residential projects
- Multi-state project management experience
- Familiarity with investor-owned residential portfolios
- OSHA certification or equivalent safety training
Contract Structure
- Hourly, independent contractor role
- Flexible workload based on active project volume
- Performance-based opportunity for additional projects or extended engagement / full time opportunity once proven
