Asset-Based Multifamily Acquisition Seeking 1st Position + GAP Financing (Wisconsin)

We are seeking creative financing partners for a multifamily acquisition in Wisconsin. Borrower is a 501(c)(3) nonprofit pursuing its first acquisition, but the opportunity is being underwritten based on asset quality, projected rental income, and documented occupancy commitments rather than borrower credit.

Current liquidity is approximately $50,000. We are seeking a senior lender and complementary GAP financing that together can support 100% of acquisition costs. The property is not yet under contract; however, we are working with a wholesaler who has made it clear that proof of funds and financing commitments are required before moving forward. Rental rates, terms, projected cash flow, and supporting documentation are already established and available for review.

This is not a speculative search for a property. We have spent nearly two years analyzing and refining our acquisition strategy around this specific asset and have a complete deal package ready for interested lenders. Target closing is on or before June 30, if financing can be assembled.
