What are the most difficult DSCR loans to find?

As this space gets super competitive I am seeing more opportunity in the niches. Loans for Manufactured homes, small loans (under $100k), ITIN/Foreign National Loans, Rural properties, Non-Warrantable Condos, Multi-Family 5+ & large acreage properties, are some of the many scenarios I have seen countless investors have issues finding financing.  

What are some scenarios you have that you find it near impossible to find financing for?
