Looking to connect with US investors curious about South Africa — Rand leverage on your dollar
Hey all — currently on a sabbatical year, splitting time between the Netherlands and South Africa. I don’t have a portfolio yet, but I’m about to start one, and I’d rather do it in partnership with someone experienced than fumble through it solo.
Why Pretoria: I lived and worked there for years before emigrating in 2020, so I know the neighbourhoods. I’m specifically looking at the student and “commune” rental market — shared housing near universities — which tends to run high occupancy and strong yield relative to purchase price.
Why this might interest a US investor: The ZAR/USD exchange rate means a dollar goes a lot further here than it does in most US metros right now. Entry prices that would barely cover a down payment stateside can get you a fully paid asset in Pretoria. For someone looking to diversify outside the US without taking on emerging-market risk in a country they don’t understand, having a partner who actually lives the local reality (property law, tenant management, currency logistics, the works) changes the risk profile a lot.
What I’m looking for: Capital partners (OPM) and/or experienced investors (OPK) willing to explore a structure where I handle the on-the-ground work — sourcing, vetting, renovation oversight, tenant/property management — and you provide capital and portfolio experience. Open to whatever structure makes sense: JV, mentor-mentee, equity split, you tell me what's worked for you elsewhere.
Happy to share more specifics on the neighbourhoods, price points, and yield assumptions I’m working from if anyone wants to dig in. Also very open to just hearing from people who’ve done cross-border deals before — even if South Africa isn’t your thing, I’d value the war stories.
