Experienced RE Investor seeks Private Funds for 12 month term to purchase 3 properties in Denver Metro Area. 

Loan Amount: 225K (70%) LTV

Property Values: 325K 

Currently Rented: $3,185 per month (less minimal expenses)

Terms/Info: Will pay up to 2 points and 9.5% APR, (will put up own cash at closing also) 1st lien position on deed to lender, no pre-payment penalty after 6 months, so a guarantee of 15K or 25K if the note runs to term, will personally guarantee (High FICO) six figure salaried W-2 Income, 10 years at same company. Completed 48 flips in the last three years, own 8 rental units, own one SFR property in Denver and one SFR in Parker.
