Hi!
Can anyone recommend a knowledgeable Attorney/CPA combo, who deals with RE transactions, does not have to be in the Denver area (although that would be nice). Need to set up some entities for existing properties I have and others I am purchasing in 30 days. Tax issues, partnerships, etc., Thank you in advance for any help!

Hi Everyone,
I'm hoping someone can help me clarify this question;
I own several rentals in Denver (free and clear). I want to pull some cash out and buy more rentals,(seems to make sense at these historically low rates). Does anyone know how this would be treated tax wise? Would that be treated as ordinary income and taxed at my current tax rate? Thank you for any help!

Adam, with all due respect, I don't recall saying I was throwing the towel in. I've done 30 plus flips in Denver, new builds and pop-tops in less than 36 months, I have four going on currently and I found most of them off MLS/Market. I have bought 3 properties this month. I was just giving my perspective on the reality of the Denver market, not giving false hopes to others wanting to get into this market. Please tell me where there are homes in Denver that don't need much work for 200k. What subdivision/neighborhood? I'm always open to being educated so I am curious as to where you are seeing these. Thanks Adam!

If anyone would like to see what 200k plus buys you in metro/suburban Denver, here it is, a 1480 sq ft, very dilapidated looking (1922 build) that is in dire need of a complete rehab. Not something I purchased but under contract in Lakewood and listed for 203K

I agree with Jon wholeheartedly, he speaks with knowledge and experience. We listed a property recently, it had over 60 showings in one day, it sold for almost 25k over list. I recently listed a flip/pop top we did in Denver, it sold for a seven figure number instantly. You are not even able to obtain condos for 100k currently. I tried to purchase one in Aurora last week for 13k over MLS list, didn't get it and they had 12 offers of which 7 were all cash and higher numbers. The banks have always called for highest and best on foreclosure resales, now the average person listing a property does, send your highest and best up front or you are simply out. A 250k listing in Barnum (Denver) about a week ago had close to 100 showings, I took a picture as I had never seem seen anything like it before. Good, bad, whatever, this is the Denver market today.
