Dan, I use  Affinity Group Management based in KC,

It could not be more simple and seamless, easy to add properties, easy to delete.  I have used them for years and countless properties.

You're right, private money borrowers yes, I thought you may have meant that.  I thought maybe bank rates soared suddenly and I missed it!

David, I may have mis-read your post but I think your math is a bit off, a 1% annual APY would not pay you 10K a month.  No bank in the USA is paying 12% APY, Russia maybe, but your funds vanish the next day.

Listing agent seems to be the place to be, and if you can't find a listing, build one ... right? Just do it fast :)

They will both get paid, listing and buyer's. This is becoming the norm here. Finding land here in Denver to build on, that makes sense financially is virtually impossible.  I have gone the NY way, buy and go up, add value in square footage (pop the top) and they will come in droves to buy it.

 Hi David,

Neither end, I went to take a look and saw the actitivy.  I have sold several in this neighborhood and they all sell the same day for above list.  I am about to list two we are close to completing, one at 1.4M and the other at 515k. Denver is off the charts as you can see. The demand is significant, the inventory is at a all time low.

1,090 sq ft

3/2, Northwest Denver, near Sports Authority Field (Broncos Stadium)

Sold in 2008 for 70K

Listed at 250K, 106 showings scheduled today, 46 tomorrow (as of 2PM today), people literally lined up in the street and yard. I personally have never seen anything like this.  That is Denver's market in the below 300K price range. Where there would normally be 8 months of inventory available, it is now measured in days, less than 21.

Skilled trades are incredibly hard to find in Denver currently, if they have skill, they are in high demand and the ones who actually know how to run a business are even more so.  A good tile installer is like finding the holy grail, virtually impossible.  I use a significant amount of Russian crews, they are professional, hard working, show up on time and are highly skilled.  PM me and I can most likely help you with what you need.  I can also translate Russian to English:)

Bring them great venture deals that require cash:) Meet them here on BP, REI groups, etc.,
