Investor-Friendly Houston Realtor Offering Commission Sharing!

What I offer is a commission rebate incentive designed with investors in mind. Why on earth would I give up money? I'm working to increase the network of investor clients I serve in the Houston area. Investors need counsel, but generally most of you have a good idea of what you want. You require very little of the hand-holding step by step service that most clients require.

Talking about lowering or sharing commissions in the real estate industry is a rather taboo topic. Although sharing the commission with a buyer or seller is perfectly legal in Texas, most Realtors would rather not. I'm a firm believer utilizing doing this to have a competitive advantage.

The rationale for doing so is that I can build capital for my fix and flip business. I've closed over 200+ transactions, so I'm not an agent that's newly licensed and hungry for just ANY work. 90% of my business is from investors.

The way I see it, an increase in real estate sales would be a wiser choice than a low money down HML. Therefore, I'm offering a mutually beneficial commission sharing program with investors.

The details:

-Applicable for Houston and surrounding areas

-Proof of funds required

-Must close the transaction in no more than 60 days

-Not applicable to foreclosures or short sales

-Applicable for Lots, Single family residences and multi family 1-4 units purchase price of $75,000 or more

-Buyer Representation Agreement of 60 days is required

-No fee for contracts that are terminated in accordance with the provisions of a TREC residential contract.

-1099 will be issued for the amount of the credit, if the credit is more than $600. 

-Not applicable for purchases made through FHA, VA,

-1st Purchase: 1% Back, Credit or Check at Funding

-2nd Purchase: 1.25% Back, Credit or Check at Funding

-3rd Purchase: 1.50% Back, Credit or Check at Funding

-4th Purchase: 1.75% Back, Credit or Check at Funding

-5th and Subsequent Purchases: 2% Back, Credit or Check at Funding
