Looking for funding

Hey everyone, I’m looking for funding in Pierce, Kitsap, and surrounding counties of Washington state for my first BRRR deal. It seems as though the most common consists of 12% interest and 3-5 points. Does this seem about right? If not, can you provide any recommendations? I appreciate the input!
