Taking on more Kansas City clients
Greetings Kansas City investors! I run a one-stop shop called Hunter Properties located in Independence, MO. I am a licensed real estate agent on both sides of the state line, I have a general contractor that works exclusively with me, and I provide tenant placement and ongoing property management services. I review homes both on and off-market, I analyze rehab costs, rental rates and ARV. I have connections to investor-friendly lenders and hard money lenders in the area. And my husband runs an insurance agency that knows how to properly insure your investment property. As I said, one-stop shop.
My business is small and I'm looking to grow in 2019. However, I CANNOT take on any more BRRRR strategy buyer clients. I already work with 7 different BRRRR buyers and I cannot find enough properties that meet the 70% all-in criteria to even satisfy them. If you have a different strategy for purchasing properties, I would love to help. If you are only looking for quality property management services, I would be happy to assist. If you already have a property that needs to be rehabbed, my contractor could take a look at it (once it is under contract, not before). If you are just looking to fix and flip, we would love to take that on.
Areas: My contractor will only work on the Missouri side. I will property manage on both sides of the state line, but prefer MO since that is where I'm located and like to keep a close eye on my properties. I will not manage in inner city or high crime areas such as Ruskin. I will not manage sec 8 housing vouchers. I will not manage outside of the metro.
I charge flat rates because I think every property should get the same amount of attention. I do not mark up everyday maintenance repairs. I do not have a set-up fee. I do require that you provide tenants with a clean and updated home. I refuse to have the reputation of a slumlord.
